To architect, or not to archi….ok, i’ll stop there.

We have done properties with and without architects, and all we can do is share our experiences and let you decide….

1. HMOs with a Dash of Flair:

Architects bring a sprinkle of magic dust (fine, it's architectural brilliance) to our HMOs. It's not just about nuts and bolts; it's about crafting spaces that elicit a "Wow!" When your HMO feels like home, tenants stick around, paying top rents.

2. Space Maximisation:

Fitting a sofa, desk, and disco ball into a space and making it work. Architects are the masters of space juggling. They maximise every inch, creating living spaces we'd happily call home.

3. A Blueprint for Profit:

They map the journey to profitability, ensuring each square foot adds value; it's about making it work for your budget and end value.

  • Shall we add a dormer to create an additional room?

  • Is it worth extending to the rear of the property?

  • Is it better to have 5 larger bedrooms or have 6 bedrooms slightly smaller?

  • Ensuites, off suites or studio rooms?

There are always lots of different ways to configure a property but having a good architect on board that can answer the questions will ultimately support the best design that is geared to keeping within budget, maximising rents in your area and creating a strong end value.

4. They can be your planning consultation

Planning permission is tricky! Architects can help navigate you through the process, speaking the council's language, turning potential hurdles into stepping stones for HMO triumph.

5. Future Proofing with Style

Architects forecast trends, ensuring HMOs remain stylish for years.

We've partnered with architects attuned to our investment areas—experts in planning, understanding demand, and adept at outsmarting competitors. Flexibility is their forte; changing plans to meet budgets and maximising end values and rents.

Selecting architects isn't just about aesthetics; it's about creating HMOs that not only look good today but promise long-term profitability.
