Managing your builder
1. Constant Communication:
Maintain open and transparent communication channels with your builder. We use whatsapp and minute any meeting discussions on a document.
Agree an update schedule, we asked for daily updates Mon - Friday.
Regularly discuss progress, changes, and concerns to avoid misunderstandings.
2. Project Overview:
Clearly outline the scope, goals, and expectations of the project from the beginning. Clear floor plans and other drawings will massively help with this.
Ensure the builder has a thorough understanding of your vision. This may take a couple of meetings but believe me it is worth it in the long run.
3. Regular Site Visits:
Visit the construction site regularly to monitor progress and address any emerging issue- nothing can beat being there, no amount of pictures or elevation drawings can give you the feeling of the space
Maintain a presence to show your commitment and interest in the project.
4. Picture Updates:
Request regular photo updates to visually track the construction's progress.
Also absolute must so you can splash your progress on social media, are you even doing a refurb if you haven’t made a reel.
5. Problem-Solving Approach:
Anticipate that issues may arise, and have a proactive problem-solving mindset. We haven’t had a project that has happened without issues. It is inevitable and all part of the fun and games, having a builder who will give solutions rather than panic is an essential for us.
Work collaboratively with the builder to find solutions rather than placing blame. There is always a solution!
6. Flexibility:
Acknowledge that changes may be necessary due to unforeseen circumstances.
Be flexible and open to adjustments while keeping the project's end goals in mind.
7. Payment Management:
Stick to the agreed-upon payment schedule outlined in the contract.
Ensure payments are made promptly upon completion of milestones. This builds trust and keeps the project “propelling” forward.
8. Respect Professional Boundaries:
Allow the builder to manage their team and subcontractors professionally.
Respect their expertise and decisions within their area of specialisation.
